The work could not begin until after graduation ceremonies and had to be completed before the start of the fall semester.
Some of the challenges were to perform at total replacement of the existing elevator, replacement of an existing exterior entrance stair being used for access to occupied areas of the building and the discovery of asbestos during demolition. Despite all of the obstacles, Quandel was able to achieve substantial completion in time to allow for the University to move in two weeks prior to classes starting.
Since the work as completed at a cost below the Guaranteed Maximum Price, the University directed Quandel to perform additional work, which was performed during the months of September and October while the space was occupied.
