Keurig Dr Pepper Manufacturing / Distribution Center

The 1 million SF former Kraft processing plant located on a 92-acre site was originally demolished to make way for two separate warehouse distribution centers.

Project Details.

The scope of the demolition included the existing 1 million SF plant, an existing wastewater treatment plant, water tower, pump-house and several other ancillary buildings formerly utilized by Kraft. Concrete and paving were crushed from the demolition and repurposed as fill for the site.

However, in a departure from the original plan, Keurig Dr Pepper seized the opportunity to lease the facility which was expanded into a manufacturing / distribution facility for their product line. One of the two new buildings, originally planned as 730,000 SF each, was expanded to 811,000 SF. In addition, the two new buildings are connected through an elevated structure. A new 89 KVA electric substation was constructed.

Each building features 36’ clear ceiling heights, a cross-dock floorplan and LED lighting throughout. The facility was planned to maximize the buildable area on the site and an underground stormwater detention system was incorporated.
