The most unique feature of the renovation was a clear story “monitor” located at the front lobby of the office. Intense coordination was required between the demolition, steel, and roof contractors to install the enclosure accurately and watertight. Due to the weight of the “monitor,” new footings were poured into the existing slab-on-grade concrete for new structural walls and steel columns, necessitated by the increased load on the roof. Other modifications to the existing structure included tying into the existing utilities in the wood-framed crawl space, removal and infill of an existing stairway leading from the basement to a previous one-story, wood-framed addition that sits atop the basement, as well as repairing the existing gas piping as a result of testing the new HVAC equipment. New emergency lights, exit lights, and electrical outlets were installed as part of the added scope.
