Phase 1: Roof Replacement The project’s first phase entails the replacement of the existing roof with a new membrane using an overlay approach. This approach minimizes disruptions to building occupants and harbor activities by utilizing the existing roof as a staging surface. The replacement will be conducted in four sequential sequences to ensure efficient progress while minimizing interruptions. Material deliveries will be strategically coordinated to minimize impact on building occupants and harbor activities, with security measures in place to safeguard the staging area. Safety precautions, including fall protection systems and environmental considerations, will be implemented throughout the project to ensure worker safety and environmental compliance. Daily monitoring will also be conducted to manage water intrusion risks.
Phase 2: Chiller Replacement and EMCS Upgrades The second phase involves the replacement of chillers and upgrades to the Energy Management and Control System (EMCS). Rigging planning will be a collaborative effort between stakeholders due to accessibility constraints, with various rigging options considered based on cost, feasibility, and impact on building systems. Logistical challenges such as limited lay-down areas and building occupancy considerations will be addressed through careful coordination with occupants and neighboring property owners. Safety measures, including hot-work permits and fire watch protocols, will be implemented during equipment removal to ensure the safety of workers and building occupants.
